Market Valuation and Research

1. Distribute and review the Working with Real Estate Agents pamphlet per the NC General Statutes
2. Phone call to Client to discuss all relevant details about property
3. Pull deed from Pender or Onslow County
4. Pull tax records
5. If Necessary, provide beach real estate report – flood zones, CAMA setbacks, etc.
6. Obtain rental information – current leases, rates, property management information
7. If necessary, obtain HOA details including amounts, coverages, etc.
8. Create relevant market report with subject property as basis
9. Create Comparable Market Analysis (CMA) with recent sales of similar properties in your area. Not computer generated and carefully reviewed for accuracy.
10. Review CMA with Client
11. Update any market reports
12. Update CMA report with other items or new comparable properties
13. If necessary, provide list of handymen, contractors, etc.
14. If necessary, recommend home inspectors, stagers, etc.
15. Update CMA with home in “selling” condition.
16. Enter into Exclusive Seller Agreement with client
17. Provide Seller with Disclosure Statement to disclose pertinent information to all potential buyers
18. Measure home for accurate square footage
19. Hire professional photographer and schedule
20. Review advertising policies
21. Personally enter listing into local MLS – to broadcast listing to other local realtors and websites
22. Create flyers and binder for at home advertisements
23. Create email advertisements
24. Put lock box on door or provide keyless codes, when applicable
25. Review syndication advertisements for accuracy
26. Create direct mail advertisements
27. Assist with scheduling and approving showings of property
28. Collect feedback from showings
29. Share feedback to clients
30. Update CMA and market reports when necessary
31. Review Offer to Purchase before an offer is made
32. Explain different points of negotiation
33. Negotiate Contract

Under Contract – Due Diligence Period

1. Provide list of attorneys for deed transfer
2. Communicate with Buyer Agent on progress during Due Diligence Period
3. Provide list of Movers
4. Be at the home inspection, when possible
5. Review repair request agreement
6. Provide list of contractors, handymen, etc.
7. Work with Buyer Agent on list of repairs
8. Help facilitate necessary repairs with contractors, handymen, etc.
9. Obtain Utility information to pass along to Buyer
10. Review Closing Disclosure Form (CD)
11. Prepare Seller from going to Due Diligence to Pending Status.
12. Be available to attend closing, if necessary
